Basement Leaking? Start With Finding the Source
If water is already coming into your basement, the first job isn't sealing it's understanding where it's entering and how it's travelling.
We're regularly called to basements where previous repairs were applied to the visible wet patch. The water simply reappeared a few metres away, because the entry point was never the wet patch.

Pre-Applied Waterproofing Membrane
Pre-applied waterproofing is installed before the structural concrete is cast, so the membrane bonds to the concrete as it cures.
This matters most for below-ground construction where the external face of the structure can never be accessed again blindside conditions against shoring, diaphragm walls or tight site boundaries.
Because there's no second chance, installation detail carries the whole system: laps, penetrations, pile heads, joints and terminations all have to maintain continuity. A single unsealed pile head can compromise an otherwise sound raft.

Membrane & Tanking Systems
HDPE & PVC Waterproofing Membranes
HDPE and PVC membranes are used as part of below-ground waterproofing systems for basements, foundations and retaining structures.
The membrane sheet itself is the easy part.
Corners, overlaps, welded seams, penetrations and the transitions between horizontal and vertical surfaces are where below-ground systems actually succeed or fail. These are the areas our supervision focuses on.
We install to the specified waterproofing design and project requirements, with the detailing recorded before it's covered up.
Bituminous Waterproofing & Basement Tanking
Bituminous membrane systems create a continuous tanking barrier around suitable below-ground structures.
Preparation and protection matter more here than the membrane specification.
Once installed, the waterproofing has to survive reinforcement fixing, formwork, backfilling and general site traffic. Most below-ground bituminous failures we investigate are damage from follow-on works, not product failure which is why protection board and sequencing are part of our scope, not an optional extra.
EPDM Waterproofing
EPDM is a flexible synthetic membrane suited to applications where elasticity and movement accommodation are the priority.
Whether EPDM or another system is right depends on the structure, substrate, exposure and project specification. We review those conditions before recommending an approach rather than defaulting to one material.
Waterproofing for High Water Table & Hydrostatic Pressure
Many sites across the UAE - particularly coastal and reclaimed areas such as Al Reem Island, Saadiyat, Yas Island and parts of the Dubai coastline sit on a high water table.
Below-ground structures on these sites face continuous hydrostatic pressure rather than occasional moisture. Water under pressure finds every discontinuity.
That makes continuity the governing requirement. The waterproofing strategy has to treat the raft slab, retaining walls, construction joints, penetrations, lift pits and the interfaces between structural elements as one connected system, not as separate areas handled by separate trades.
Basement Water Leakage Repair
An existing leaking basement needs a different approach from a new-build waterproofing package. The original system is buried, the source is often not where the water appears, and excavation is usually off the table.
Once we've identified the likely entry point, the appropriate remedial treatment can be selected.
Crack Injection & Injection Grouting
Cracks and joints act as pathways for water to enter a concrete structure.
Injection grouting introduces repair material into the crack itself rather than coating over the visible surface. Depending on the condition and objective, PU or epoxy-based injection materials may be appropriate:
• PU (polyurethane) injection is generally used for active, water-carrying cracks, it reacts with water and expands to seal the pathway.
• Epoxy injection is generally used where the objective is structural bonding of a dry, stable crack.
The crack should always be assessed first, because an active leaking crack and a dormant structural crack don't call for the same treatment. We provide crack injection and injection grouting across Abu Dhabi and the UAE.
Negative-Side Waterproofing
Often the external face of an existing basement wall can't be reached without major excavation — or the building above makes excavation impossible.
Negative-side waterproofing allows treatment to be carried out from the accessible internal side, using cementitious or crystalline systems.
It's a practical remedial option for existing structures, but not a universal one. Its suitability depends on the actual source of ingress, the water pressure involved and the condition of the concrete. We'll tell you honestly if the situation calls for something els
Working to Project Specification (BS 8102 & Consultant Requirements)
Consultant-led projects may specify different levels of waterproofing protection depending on structural design, expected water exposure and the intended use of the basement.
Where a specification refers to BS 8102 and Type A (barrier protection), Type B (structurally integral protection) or Type C (drained protection), the waterproofing work follows the project's specified design and grade.

Frequently Asked Questions
How much does basement waterproofing cost in the UAE?
It depends on the area, the system specified, groundwater conditions and whether it's new construction or a remedial repair. Pre-applied membrane on a new raft is priced very differently from crack injection on an existing leaking wall. We quote after a site inspection or a drawing review not over the phone.
Can a basement be waterproofed from the inside?
Often yes, using negative-side or crystalline systems. It's the practical route when the external face can't be excavated. Whether it will actually hold depends on the water pressure and the source of ingress, which is what the inspection determines.
What is pre-applied waterproofing membrane?
It's a membrane installed before the concrete is poured, so it bonds to the slab or wall as the concrete cures. It's used where the outside face of the structure will never be accessible again, against shoring, diaphragm walls or tight boundaries.
PU injection or epoxy injection which do I need?
PU for active, water-carrying cracks. Epoxy for bonding dry structural cracks. Using the wrong one is a common reason repairs fail and the leak returns.
Why does my basement keep leaking after it was repaired?
Usually because the repair treated where the water appeared rather than where it entered. Water travels along joints, services and behind finishes before it becomes visible. Our first step is always locating the actual entry point.
